Operations & Maintenance Manuals are considered a necessary evil by most contractors.   However, their purpose, to cost effectively and efficiently prolong the life of your building systems and equipment, therefore extending the life of the building, is not so unpleasant to the building owner.   

A building may be designed to last thirty years but with proper maintenance of the building systems, that life may be significantly increased.   It is generally understood that O & M expenses are the most costly in owning and operating a building during its life cycle.  Regular preventative maintenance cost will increase over time due to the age of the equipment and inflation, but this does not compare the cost of “end of life” of the building itself.

Preventative measures, corrective measures, parts lists, warranties and guarantees, local parts vendors and local service providers all composite the O & M Manual making certain that the investment into the buildings infrastructure is maintained to a set standard of operation to ensure to safety and to minimize the need for costly emergency repairs.
